A Transition Study is defined as an evaluation of the condition of the property at the time the Board or Management Company takes it over from the Developer.
Criterium-Bustamante Engineers (CBE) takes the approach that a transition of a community from a Developer to a newly formed Association should not be taken lightly and as such, we bring forth considerable knowledge in the development process. We know what it takes, from putting a “shovel” into the ground to the final placement of the asphalt on the roads. We have been there and take great pride in bringing this knowledge to our clients.
CBE provides a simple and practical approach to our Associations; if it has not been completed or it is broken, its must be taken care of by the Developer”.
The purpose of a transition study is to determine if the project is complete and reasonably consistent with the relevant construction documents and regulatory approvals. To accomplish these objectives, we will take the following actions:
- Review all available construction documentation.
- Review all available municipal approvals related to this complex.
- Meet with the municipal Engineer to review the project.
- Determine the outstanding issues that the Developer may have.
- Present a questionnaire to the community to get feedback from its members.
- Meet with the Association a minimum of three times to assess the Association's collective experiences.
These steps all go toward generating the most complete and comprehensive report possible while addressing the Association's specific concerns and questions. For more information, please call us!
